RoundSquare permitted for $7.2M conversion of Bialystoker to resi for condo plan

RoundSquare Development, on July 21, was given a permit for a $7.2 million project that will convert the landmarked, former Bialystoker nursing home to a 45,342-square-foot residential building with 12 units at 228 East Broadway in Lower East Side.

This is part of a two-building condominium project RoundSquare is developing. The other building just to the east at 232 East Broadway, will be a 52-unit residential building, according to plans pre-filed October 2019.

The Bialystoker plans, pre-filed on August 8, 2019, call for no change in size but a change in use of the 129-foot tall, eight-story, building. The DOB plans report the building to have eight stories, but the plans also say in the schedule A that there will be two units on the ninth floor.

The project is described in the filings as: alteration type 1 renovation to existing community facility as per plans The initial cost as reported in the DOB filing for the work described in this permit application is $7,200,000.

The development will add storage, laundry facilities, an exercise room, and a yoga room to the cellar, according to the plans. The ground floor will have an auditorium screen room, day/game room, function room meeting room, a lobby, administrative office, executive directors office, nurse station, doctors office, storage, and two commercial units. The third floor will have three commercial units, while floors four through eight will each have two dwelling units.

The property was acquired for $47.5 million on October 27, 2016.
