Aventura Associates receive TCO following $6M conversion from commercial to 35-unit resi in Flatbush
Aventura Associates, on July 21, was issued a temporary certificate of occupancy for a $6 million project that converted a commercial building to a 35-unit, residential building at 800 Empire Boulevard in Flatbush.
The plans, pre-filed on December 16, 2015, called for the increase in the size of the building from a 10-foot tall, single-story commercial building to a 60-foot tall, six-story, residential building with community space. The time from pre-file to TCO was four years and seven months.
The project is described in the filings as: filing to convert existing commercial building into mixed-use commercial and residential building with interior renovations to existing cellar and first floor and proposed second through sixth floor residential vertical addition as well as lot reapportionment to lots 20 and 40. The initial cost as reported in the DOB filing for the work described in this permit application is $6 million.
The ground-floor commercial space was converted to a community facility, doctors office, and entrance lobby, according to the plans filed. Additionally, an 854-square-foot ground floor recreation area was added for residents. The newly constructed second through sixth floors each have seven units. In total, the building has parking space for 11 cars.
The architect on the original filing is AR-Tech Engineering PC.
The property was acquired for $2.3 million on August 4, 2015.
