Rockrose files plans for first major Brooklyn project, a 609-unit tower in Fort Greene

The Elghanayan family’s Rockrose Development, on April 20, pre-filed a permit application for construction of a 609-unit, 418,092-square-foot residential building at 98 Dekalb Avenue in Fort Greene.

The plans filed with the city’s Department of Buildings call for the construction of a 490-foot tall, 47-story, residential building.

According to the filing, the ground floor of the proposed building will have retail space as well as parking and a residential lobby. Floors two to 47 will be made up of apartment units.

The total zoning square feet for the project is 418,098 square feet, although a published report from earlier this month said the total square feet acquired by Rockrose from the fee seller and an additional purchase of air rights only totaled 380,000 square feet.

Rockrose purchased the three parcels 96, 98 and 104 Dekalb Avenue, for $62 million and bought additional air rights from the One Rockwell Place condominium for $19 million. The deal closed on April 15, 2020 and was recorded on April 21, 2020.

The firm has a history of developing towers in Manhattan and Long Island City, such as “The Cove”, their 123-unit residential building at 43-12 Hunter Street and their 570-foot tall, 52-story, 598-unit building at 555 West 38th Street, which is expected to be finished in the fall of 2022.

In August of 2019, the Elghanayan family-controlled company entered contract for the purchase of the Dekalb parcels, effectively announcing the firm’s first major Brooklyn development.
