Rockefeller gets TCO for 123-unit condo with $382M sellout in Nomad
Rockefeller Group, on November 25, was issued a temporary certificate of occupancy for construction of a 123-unit, 169,210-square-foot condominium, known as the Rose Hill condo, at 30 East 29th Street in Nomad. The development currently has a $381.9 million sellout with the New York State Attorney General.
The plans, pre-filed on January 30, 2018, call for the construction of a 599-foot tall, 46-story residential building. The time from pre-file to TCO was two years and 10 months. Gisele De Chabert, Megumi Brod, and Kurt Drstvnsek are the principals of the condo sponsor. They submitted the plans on December 24, 2018. The project was declared effective on August 17, 2020, with 18 units in contract at the time.
The project is described in the DOB filings as: erect new building.
The cellar of the building has several amenities, including a pool, exercise room, pet spa, and squash room. The ground floor has a garden and lobby. Floors three and four each have two dwelling units, as well as the lower and upper halves of a shared duplex unit. The fifth floor has four dwelling units, floors six through 14 have three dwelling units each per floor, floors 15 through 33 each have four dwelling units per floor. The 34th floor has several amenity rooms and terraces. Floors 35 through 38 each have three dwelling units per floor. The remaining units are duplexes on the building’s top floors.
The building was designed by CetraRuddy Architecture and the condominium units are being marketed by CORE Real Estate.
The condos range from one- to four-bedroom units and start at $1.385 million.
Reports indicated the building was slated to be completed in January 2021.
The property was acquired for $36.2 million on May 5, 2017.
