Rester Management files $2.5M plans to convert Crown Heights community center to 48-unit residential building
Rester Management, on July 15, filed a permit application for a $2.5 million change in use to a four-story community center at 196 Albany Avenue in Crown Heights.
The plans call for an increase in the size and a change in use of the building. The project will convert the 30,594-square-foot community center to a 65-foot tall, 6-story, 40,109-square-foot building with 48 residential units.
The project is described in the filings as: alteration 1 filed for vertical enlargement to an existing four-story community facility building. The initial cost as reported in the DOB filing for the work described in this permit application is $2,532,425.
The building will continue to use the cellar and ground floor for community center purposes according to the plans. However, the second floor will be converted from community facility space and offices to 13 apartments and a recreation room. The third floor will also be converted, going from community facility space and offices to 11 apartments and a slightly larger recreation room than the one on the floor below. Finally, the fourth floor will be converted from community facility space and offices to 12 apartments. The new fifth floor will have 11 apartments and the lower half of a duplex apartment, the upper half will be on the newly constructed sixth floor.
The work will be done by Fischer + Makooi Architects.
The property was acquired for $10.0 million on November 20, 2014.
