Related files $13.2M plan to double size of Soundview resi building to 77K sf

Related Companies, on August 31, filed a permit application for a $13.2 million project that will double the size of a residential building at 1464 Watson Avenue in Soundview, the Bronx.

The plans call for an increase in the size of the building from a 32-foot tall, three-story, 38,240-square-foot building with 47 residential units to a 63-foot tall, six-story, 77,484-square-foot building with 116 residential units.

The project is described in the filings as: application filed to enlarge existing three-story residential building into a six-story building. The initial cost as reported in the DOB filing for the work described in this permit application is $13,247,950.

The plans indicate that the building will have 13 parking spaces in the cellar and 16 parking spaces outside of the building. Following the renovation, the ground floor will have 17 dwelling units, floors two and three will each have 21 dwelling units, newly constructed floors four and five will also each have 21 units, and the new sixth floor will have 15 dwelling units.

Related acquired the property as part of a $27 million, four-building package that closed on December 22, 2015.
