Ravi Patel plans 22-unit building two blocks from Durst’s Astoria complex

Ravi Patel, on April 19, filed a permit application for construction of a 22-unit, 17,520-square-foot residential building at 26-18 4th Street in Astoria, Queens. The project is two blocks from the Durst Organization’s 405-unit 10 Halletts Point building, which is part of a complex that has 2,100 units planned. 

There have been 33 new building plans, including these, filed in the neighborhood in the previous 12 months.

The plans call for the construction of a 70-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number Q00713110.

The development site spans one tax lot. The lot width is just under 50 feet.

The project is described in the filing as: filing application herewith to erect a new building containing 22 dwelling units, community facility, eight stories, no cellar.

Per the plans, the ground floor of the building will have a residential lobby. The second floor will have community space. Floors three through seven will each have four dwelling units per floor, while the seventh floor will have two dwelling units. The roof will have recreation space.

The architect listed is NDKazalas Architecture P.C.

The property was acquired for $3.3 million on January 7, 2020.
