BCS International receives TCO for $6.3M project to facilitate 68K sf retail building conversion in LIC
BCS International, on September 11, was issued a temporary certificate of occupancy for a $6.3 million project which converted a 21,367-square-foot bowling alley to a 68,188-square-foot retail building at 37-02 Queens Boulevard in Long Island City.
The plans, pre-filed on October 25, 2016, call for the change in use and increase in size from a 30-foot tall two-story building to a 78-foot tall, six-story building. The time from pre-file to TCO was three years and 11 months. The applicant listed as the owner was BCS’s Dae Hyun “David” Yoo.
The project is described in the filings as: this A1 application is filed to obtain new c of o with vertical extension on existing two-story commercial building including new partition works, doors, ceilings, flooring and stair work under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $6,300,000.
The ground floor bowling alley was converted to two retail spaces and two eating and drinking establishments, as indicated in the plans. The second floor, which was previously used for warehouse space, was converted to more retail space. The newly constructed third, fourth, and fifth floors are occupied by treatment and health care facility space. The newly constructed sixth floor and sixth floor mezzanine are occupied by an eating an drinking establishment. The fifth floor roof will also have an eating and drinking establishment.
BCS acquired the property for $8.5 million on July 30, 2014.
According to the property manager, PD Properties, two of the ground floor retail spaces are being leased by Popeyes and Sonic.
Jeon Consulting is the architect listed on the filing.
