Rabsky Group files plans for two buildings with a combined 128 units in Gowanus
Rafael Rabinowitz, on February 10, filed a permit application for construction of a 93-unit, 79,896-square-foot mixed-use building at 325 Bond Street and a 35-unit, 38,831-square-foot mixed-use building at 329 Bond Street in Gowanus, Brooklyn.
The developer has now filed three new building plans on the zoning lot, which spans several tax lots. According to the plans, a total of four towers will ultimately be proposed on the zoning lot. Earlier this year, Rabsky Group filed plans for the construction of a 164-unit, 153,506-square-foot mixed-use building at 435 President Street in the neighborhood.
The developer was also behind several significant new building filings in 2021. The plans included a a permit application for construction of a 225-unit, 258,200-square-foot mixed-use building at 69 Adams Street in Dumbo, for five buildings totaling 360 dwelling units in East Williamsburg and plans for a 52-unit, 53,875-square-foot residential building at 12 Rockwell Place in Fort Greene.
There have been 31 new building plans, including these plans, filed in Gowanus in the previous 12 months. The plans combined to call for the construction of 5,154 dwelling units in the neighborhood.
The first plans call for the construction of a 122-foot-tall, 12-story building at 325 Bond Street and were filed with the New York City Department of Buildings under job number B00650865.
The project is described in the filing as: Proposed mixed-use development. Inclusionary Housing. A total of four towers to be proposed on subject zoning lot. Filing for 421a foundation approval.
Per the plans, the ground floor of the building will have a residential lobby and commercial space. Floors two through five will each have 14 dwelling units per floor, the sixth floor will have 13 dwelling units, and floors seven through 14 will each have four dwelling units per floor.
The architect listed is Hamish Whitefield Architects P.C.
The properties were acquired with seven other properties for $95 million on August 12, 2019.
