Jay Group files plans for two buildings with a combined 150 dwelling units in Bed-Stuy, Greenpoint

Joel Kohn’s Jay Group, on February 14, filed two permit applications for the construction of an 80-unit, 60,617-square-foot mixed-use building at 1889 Atlantic Avenue in Bedford-Stuyvesant, and a 70-unit, 57,673-square-foot mixed-use building at 237 McGuinness Boulevard in Greenpoint, Brooklyn.

The developer has now filed at least four new building plans so far this year. First, on January 4, Jay Group filed a permit application for construction of a 292-unit, 240,092-square-foot mixed-use building at 101 Fleet Place in Downtown Brooklyn. Then, on January 28, the developer filed a permit application for construction of a 270-unit, 210,932-square-foot mixed-use building at 3880 Ninth Avenue in Inwood, Manhattan.

The first of the new plans calls for the construction of a 90-foot-tall, nine-story building at 1889 Atlantic Avenue and was filed with the New York City Department of Buildings under job number B00672674. The development site spans one tax lot.

The plans are one of 36 new building plans filed in Bed-Stuy in the previous 12 months.

The project is described in the filing as: proposed new nine-story and cellar mixed-use building.

Per the plans, the ground floor of the building will have a lobby and commercial spaces. Floors two through nine will each have 10 dwelling units per floor. The roof will have recreation space. The cellar will have 26 parking spaces.

The plans are one of 14 new building plans filed in Greenpoint in the previous 12 months.

The project is described in the filing as: proposed new nine-story and cellar mixed-use building.

Per the plans, the ground floor will have a lobby, commercial spaces, and two dwelling units. The second floor will have a fitness center and parking for 28 cars. The third floor will have recreation space and 10 dwelling units. Floors four through seven will each have 10 dwelling units per floor, while floors eight and nine will each have nine dwelling units per floor. The roof will have recreation space and the cellar will have additional commercial space.
