Joel Weiss files plans for two buildings with a combined 995 dwelling units in Jamaica
Joel Weiss through the company Heartfelt Townhouse Build, on February 8, filed two permit applications for construction of a 500-unit, 367,658-square-foot mixed-use building at 94-15 Sutphin Boulevard and a 495-unit, 346,635-square-foot mixed-use building at 147-35 95th Avenue in Jamaica, Queens.
The plans are the two largest new building plans, in terms of residential units, filed in Jamaica in the previous 12 months. In total, there have been 30 new building plans filed in the neighborhood in the last 12 months.
The first plans call for the construction of a 241-foot-tall, 23-story building at 94-15 Sutphin Boulevard and were filed with the New York City Department of Buildings under job number Q00657653. The development site spans two tax lots.
Remsen Capital Management through the entity Sutphin Boulevard Equities LLC acquired the property for $59.7 million earlier this month. It is unclear if Joel Weiss filed the plans on behalf of Remsen or if it is a joint venture.
The project is described in the filing as: proposed 23-story and cellar mixed-use building total of 500 dwelling units.
Per the plans, the ground floor of the building will have a lobby, two retail spaces, and parking for 44 cars. Floors two and three will each have parking for 91 cars. The. fourth floor will have six dwelling units, a pet spa, and recreation space. Floors five through 23 will each have 26 dwelling units per floor. The roof will have recreation space and the cellar will have additional parking space.
