Rabsky Group files plans for 164-unit mixed-use building in Gowanus

Rabsky Group, on January 3, filed a permit application for construction of a 164-unit, 153,506-square-foot mixed-use building at 435 President Street in Gowanus, Brooklyn. Rafael Rabinowitz filed the plans.

According to the plans, a total of four towers will ultimately be proposed on the zoning lot, which spans several tax lots.

The developer was behind several significant new building filings in 2021. The plans included a a permit application for construction of a 225-unit, 258,200-square-foot mixed-use building at 69 Adams Street in Dumbo, for five buildings totaling 360 dwelling units in East Williamsburg and plans for a 52-unit, 53,875-square-foot residential building at 12 Rockwell Place in Fort Greene.

These are the first new building plans filed in Gowanus this year. In 2021 there was an eruption of development in the neighborhood. In fact, the 4,479 new units planned in the neighborhood last year were by far the most out of any neighborhood in the entire city.

The plans call for the construction of a 224-foot-tall, 22-story building and were filed with the New York City Department of Buildings under job number B00646753. The development site spans several tax lots.

The project is described in the filing as: proposed mixed-use development as per plans. A total of four towers to be proposed on subject zoning lot. To be assigned to examiner as 395 Carroll Street.

Per the plans, the ground floor of the building will have commercial space and a residential lobby. The second floor will have a lobby and 36 parking spaces. The third floor will have recreation space and seven dwelling units. Floors four through six will each have 14 dwelling units per floor, floors seven through 17 will each have eight dwelling units per floor, floors 18 and 19 will each have six dwelling units, the 20th floor will have 12 dwelling units, the 21st floor will have six dwelling units, and the 22nd floor will have recreation space and two dwelling units.

The architect listed is Hamish Whitefield Architects P.C.

The property was acquired with seven other properties for $95 million on August 12, 2019.
