Artifact files plans for 47-unit mixed-use building in Harlem

Artifact, on January 4, filed a permit application for construction of a 47-unit, 38,108-square-foot mixed-use building at 1861 Amsterdam Avenue in Harlem, Manhattan. Javier Martinez, founder and CEO of the firm, filed the plans.

This past November the developer filed a permit application for construction of a 120-unit, 118,559-square-foot mixed-use building at 636 West 158th Street in Washington Heights.

The plans are one of 11 filed in the neighborhood in the previous 12 months. The 11 plans totaled to call for the construction of 604 dwelling units in Harlem.

The plans call for the construction of a 58-foot-tall, five-story building and were filed with the New York City Department of Buildings under job number M00651526. The development site spans one tax lot.

The project is described in the filing as: it is proposed to erect a new five-story building as shown on plans.

Per the plans, the ground floor of the building will have two dwelling units and retail space. Floors two through four will each have 11 dwelling units per floor, the second floor will also have an outdoor garden. The fifth floor will have nine dwelling units and the lower half of one duplex unit, while the penthouse will have one dwelling unit and the upper half of one duplex unit. The roof will have recreation space and two gardens.

The architect listed is David Jimenez, RA.

The property was acquired for $11.4 million on August 22, 2018.
