Quinlan Dev. files for 197-unit building, most units planned in Gowanus since 2014
Quinlan Development Group, on October 15, filed a permit application for construction of a 197-unit, 169,726-square-foot mixed-use building at 374 Fourth Avenue in Gowanus, Brooklyn. Kyle Cohen, project manager at Quinlan, filed the plans.
The plans call for the construction of the most dwelling units in Gowanus since February of 2014. The plans are only the third new building plans in the neighborhood this year. However, a plan to rezone 82 blocks of the neighborhood, which will soon be decided by the City Council, could lead to a flood of new development in the neighborhood.
The plans call for the construction of a 175-foot-tall, 17-story building and were filed with the New York City Department of Buildings under job number B00593338. The development site spans one tax lot.
The project is described in the filing as: affordable housing; accepted into hub during consultation on 8/11/21. New 17-story mixed-use new building. Energy model provided for compliance with NYCECC – baseline and proposed reports provided as additional supporting documents (other 2 and other 3).
According to the plans, the ground floor of the building will have a residential lobby, 30 parking spaces, and two retail spaces. The second floor will have a fitness room, recreational terrace, and 13 dwelling units, six of which have private terraces. Floors three through 11 will each have 14 dwelling units per floor. The 12th floor will have 11 dwelling units, four of which will have private terraces. Floors 13 and 14 will also each have 11 dwelling units. The 15th floor will have seven dwelling units, one of which will have a private terrace, a lounge, and a recreation terrace. Floors 16 and 17 will each have nine dwelling units. The 17th floor will also have a recreation terrace, and a swimming pool.
