Quadrum Global receives TCO for 490-key hotel in Hudson Yards

Quadrum Global, on March 16, was issued a temporary certificate of occupancy for construction of a 490-key, 145,406-square-foot hotel at 351 West 38th Street in Hudson Yards. Anoop Rustgi, senior VP of the firm, filed the plans.

The private equity firm partnered with hotelier Sam Chang in 2014 to buy 351-353 West 38th Street. Each firm paid $56 million, according to a report from The Real Deal. According to the report, the partners subdivided the site, with each party planning to develop a hotel.

However, last year McSam Hotel Group sold its parcel, where it had planned to build a 25-story, 175-key hotel, to Ivy Realty for $31.5 million.

Quadrum’s just-completed plans, pre-filed on May 19, 2017, call for the construction of a 250-foot tall, 25-story hotel. The time from pre-file to TCO was three years and 10 months.

The project is described in the filings as: propose to erect a new hotel building and install temporary construction fence as shown on drawings filed herewith.

Per the plans, the hotel has an eating and drink establishment, outdoor terrace, and lobby on the ground floor. Floors two through 25 are all occupied by hotel rooms. The 25th floor also has a roof terrace. There is a fitness room in the cellar.
