Plans revealed for 57-unit building in Dyker Heights
A developer operating through the entity 1421-1425 86th St LLC has revealed plans for the construction of a 45,010-square-foot mixed-use building with 57 dwelling units at 1421 86th Street (Block 6340, Lot 66) in the Dyker Heights neighborhood of Brooklyn. The individuals related to the owner entity are John Dileo and Thomas Aellis, who operate a limousine company at the same address.
The developer is seeking a zoning map amendment to rezone 1401, 1421 and 1435 86th Street, Block 6340, Lots 1, 66 and 60, from an R4/C2-2 zoning district to an R7A/C2-4 zoning district. Additionally, the developer is seeking a zoning text map amendment to amend Zoning Resolution Appendix F: Inclusionary Housing Designated Areas and Mandatory Inclusionary Housing Areas for Brooklyn Community District 11, to establish the Proposed Project Area as a Mandatory Inclusionary Housing Designated Area.
The proposed development Site is an interior lot located at the northern side of 86th Street between 14th Avenue and 15th Avenue. The site has roughly 100 feet of frontage on
86th Street and a total lot area of approximately 10,000-square-feet.
The rezoning would facilitate the construction of a 95-foot tall, nine-story mixed-use building with roughly 1,519-square-feet of ground floor commercial space. Of the dwelling units, which will span floors two through nine, there will be 34 one-bedroom units, 22 two-bedroom units, and 1 three-bedroom unit. Of the 57 dwelling units, 17 would be dedicated as permanently affordable.
