189K sf commercial development planned at BEB Capital site in Bushwick
BEB Capital through its entity 1160 Flushing Ave LLC is planning to construct a nine-story retail, office and industrial development comprising approximately 189,559-square-feet at 1160 Flushing Avenue in Bushwick, Brooklyn.
BEB Capital, with Lee J. Brodsky as signatory, signed a three-year lease as tenant with B&B Sweater Mills Inc., the property owner. The lease gives them an option to buy the parcel.
In the zoning filing Totem Brooklyn is listed as the primary applicant, while Eric Palatnik was the signatory on behalf of the developer.
The development will have 40,000-square-feet of industrial space, 37,000-square-feet of retail space, and 111,000-square-feet of office space, according to the filing.
The plans were disclosed in an application seeking a zoning map amendment (ZM) from M1-1 to M1-5 to facilitate the development.
The proposed project area encompasses Block 3167, Lots 12, 18, 24, 26, 29, and 40. According to the filing and city records, the site is comprised of lots both owned and not owned by the applicant.
