Dynamic Star plans 26-story, 321K sf commercial building in LIC

Dynamic Star is planning to develop a 26-story, 390-foot-tall commercial building at 23-10 Queens Plaza South in Long Island City. The new building will have a total of 321,449 square feet, composed of 20,631 square feet of retail and exhibit space and 300,818 square feet of office space.

The development is a 22-story enlargement of an existing four-story commercial building.

The plans were disclosed in a zoning map amendment to rezone an area consisting of the development site from M1-5/R9 to M1-6/R9, zoning text amendments to ZR 117-50, and a special permit pursuant to ZR Section 117-533 to modify the distance between buildings requirements of ZR 23-711(e) and the street wall location requirements of ZR 117-531.

The Development Site comprises Queens block 425 bounded by Queens Plaza South, 24th Street, 42nd Road and 23rd Street, and has a total lot area of 42,143-square-feet. The Development Site consists of: Tax Lot 1, which has 14,921-square-feet of lot area, 186.54-feet of frontage on 42nd Road and 80-feet of frontage on each of 23rd and 24th Streets; and Tax Lot 5, which has 27,222-square-feet of lot area, 137.63-feet of frontage on 23rd Street, 187.31-feet of frontage on Queens Plaza South, and 154.78-feet of frontage on 24th Street.
