Plans filed for enlargement of Williamsbridge resi building from three units to 17 units
On November 29, plans were filed for an enlargement of a three-unit residential building to a 17-unit residential building at 716 East 215th Street in Williamsbridge, Bronx.
Joel Grunbaum filed the plans while Benjamin Mendlowitz was the signatory when the property was purchased for $765,000 on September 2, 2021.
The plans call for the increase in size of the building from a 33-foot tall, three-story building with three dwelling units to a 55-foot tall, four-story building with 17 dwelling units. This was filed with the New York City Department of Buildings under job number X00632797.
The project is described in the filing as: existing three-story three-family building, to be enlarged horizontally and vertically to a four-story and penthouse 17-unit building with no onsite parking.
Per the plans, the project will convert the ground floor of the building from one dwelling unit to three dwelling units. Floors two and three will go from one dwelling unit per floor to four dwelling units per floor. The newly constructed fourth floor will also have four dwelling units. The penthouse will have two dwelling units. The project will also create recreation space outside of the building.
