$10M condo plan with two units submitted in Greenpoint
On November 23, Roel Paz submitted a condominium plan for two residential units at 111 Noble Street in Greenpoint, Brooklyn.
The project is known as 111 Noble Gardens Condominium.
The condo plan, CD210318, has a sellout price of $10 million listed with the New York State Attorney General. Roel Paz is listed as the Manager.
The developer purchased the site for just shy of $2 million in September of 2016.
The developer originally filed new building plans in July of 2017, calling for the construction of a 31-foot tall, four-story, 4,975-square-foot residential building with three dwelling units. However, the plans were disapproved and the developer filed no additional new building plans at the site.
The following year, in June of 2018, the developer filed $1,206,052 alteration plans to renovate and increase the size of the building. The plans would increase the size of the building from a 27-foot tall, two-story residential building with two units to a 47-foot tall, four-story residential building with two dwelling units.
Per the plans, there will be two duplex units. The first unit will be split between floors one and two, while the second will be split between floors three and four. There will also be a terrace on the roof of the building.
Philip Toscano Architects is listed as the architect.
The new building plan received initial construction permits in early 2020.
