Bill Ackman’s UWS co-op has $7M plan filed to create triplex penthouse unit

On August 2 plans were filed for a $7 million project to create a triplex penthouse that would reconfigure upper-floor units at Bill Ackman’s cooperative units at 6 West 77th Street in the Upper West Side of Manhattan. Douglas Elliman Property Management filed the plans. The building also has the address of 16 West 77th Street.

Ackman paid $22 million for four co-op units, PHA, PHB, PHC and 16B in a series of deals that closed on October 27 and November 1, 2018. A few days before the first sale closed, the Wall Street Journal reported the units were in contract for “close to $22.5 million.”

Ackman’s purchase had a total of 13 rooms with a total of 4,200 square feet of indoor space, and a 3,200-square-foot terrace.

The plans call for work on floors 15 through 17 of the 150-foot tall, 17-story building. The project will bring the unit count from 83 dwelling units to 81 dwelling units. This was filed with the New York City Department of Buildings under job number M00554547.

The project is described in the filing as: reallocation of floor area to create new penthouse level and triplex apartment.

According to the plans, the project will create a triplex unit that will occupy parts of the 15th and 16th floors along with the newly constructed penthouse on the 17th floor.

The architect listed is Aai Architects, P.C.
