Plans filed for $67.1M of work at Amazon’s 424 Fifth Ave
On December 3, several alteration plans were filed for a total of $67.1 million of work at Amazon’s 424 Fifth Avenue, commonly referred to as the Lord & Taylor building, in the Garment District, Manhattan. Seneca Group, a Seattle-based construction management and advisory firm, filed the plans.
Amazon acquired the building for $978.1 million from WeWork’s ARK Capital Advisors in March of 2020. The New York Post and others reported the sale price as $1.15 billion, composed of a $750 million construction loan and $350 million in equity.
The plans are the first significant alteration plans filed at the building this year. Last year there were only $399,000 of alteration plans filed at the building.
According to reports, the e-commerce giant expects to fully occupy the Lord & Taylor building by 2023.
The first plans call for $19.8 million of work on floors five through seven of the 197-foot-tall, 13-story building and were filed with the New York City Department of Buildings under job number M00625326.
The project is described in the filing as: Interior renovations on floors 5-7 and SC1 package 4 as per plans filed herewith. No change to use, egress, or occupancy.
