Plans filed for 57-unit mixed-use building in East Harlem

On November 23, a permit application was filed for the construction of a 57-unit, 73,253-square-foot mixed-use building at 104 East 120th Street in East Harlem, Manhattan. Matthew Degen of Auer’s Moving & Rigging filed the plans. According to the job description, the project will be a Department of Housing Preservation and Development job.

These are the sixth new building plans filed in East Harlem in the previous 12 months.

The estimated job cost is $19,924,750.

The plans call for the construction of a 218-foot-tall, 18-story building and were filed with the New York City Department of Buildings under job number M00629412. The development site spans several tax lots.

According to the plans, the ground floor of the building will have a residential lobby and retail space. The second floor will also have retail space. The third floor will have commercial storage rooms. The fourth floor will have office space. The fifth floor will have five dwelling units, a terrace, and recreation space. Floors six through 10 will each have five dwelling units per floor, and floors 13 through 18 will each have three dwelling units per floor. The cellar will have an exercise room.
