Plans filed for 55-unit resi building in Riverdale

Ramani Mariappan through the company Royal Expediting Inc., on April 24, filed a permit application for construction of a 55-unit 35,301-square-foot residential building at 3082 Villa Avenue in Riverdale, the Bronx.

The developer had originally filed plans calling for the construction of a building of a similar size in January, filing with the city’s BIS Web (Buildings Information System). Those plans were recently closed however.

The new plans call for the construction of a 74-foot tall, eight-story residential building, and were filed with the New York City Department of Buildings under number X00489843. The development will occupy two tax lots.

The project is described in the filing as: proposed new eight-story with cellar residential building.

The ground floor will have six dwelling units, per the plans filed. Floors two through eight will each have seven dwelling units per floor. The roof will have a recreation area.

The estimated job cost is $5,000,000.

VS Consulting Engineering is listed as the architect.

Demolition plans were filed in July of last year.

The property was acquired for $575,000 on November 29, 2018.
