Plans filed for 34-unit resi building in Highbridge

Egris Haxhari, on August 19, filed a permit application for construction of a 34-unit, 22,345-square-foot residential building at 1472 Shakespeare Avenue in Highbridge, Bronx.

The plans call for the construction of a 61-foot-tall, six-story building and were filed with the New York City Department of Buildings under job number X00558445. The development site spans one tax lot.

The project is described in the filing as: new six-story residential building.

According to the plans, the ground floor of the building will have four dwelling units, a lobby, and a recreational room. Floors two through six will each have six dwelling units per floor.

Other active plans in the neighborhood for new development include Leo Brody’s plans for a 17-unit mixed-use building at 1014 Ogden Avenue and Skyward Developers’ plans for a 25-unit, 18,980-square-foot mixed-use building at 1000 Woodycrest Avenue.

The architect listed is Node Architecture, Engineering, Consulting P.C.

Neither the developer or the architect immediately responded to a request for comment.

The job is estimated to cost $5.5 million.

The property was acquired for $1.9 million on May 12, 2021.
