Plans filed for 207K sf Northwell Health medical center in Lenox Hill

Vic Clements of University Financing Foundation on behalf of Northwell Health, submitted a new building construction project for a 207,131 square-foot medical office (B) building at 1345 Third Avenue in Lenox Hill, Manhattan. The plan was filed on October 3, 2022. It calls for the construction of a 215-foot-tall, 16-story building and was filed with the New York City Department of Buildings under job number M08013299. The architect is Ennead Architects LLP. The project is described in the filing as: new building construction of 16-story medical office building.

The zoning is C1-9 which allows for up to 2 times floor area ratio (FAR) for commercial and up to 10 times FAR for residential with inclusionary housing.

On this tax block, PincusCo has identified the owners of seven of the 30 commercial properties representing 64,270 square feet of the 360,767 square feet. The largest owner is Parkoff Organization, followed by Palin Enterprises and then Ted Cannavo. On the tax block, there was one new building construction project filed totaling 207,131 square feet. It is a 207,131 square-foot B building developed by Vic Clements with plans filed October 3, 2022 and it has not been permitted yet.

Within a 400-foot radius of 1329 3 Avenue, PincusCo identified five commercial real estate items of interests occurred over the past 24 months. Of those five items, five were loans above $5 million totaling $35.8 million. The most recent of the five was Birch Wathen Lenox School which borrowed $6 million from Northeast Bank secured by the 38,784-square-foot, two-unit industrial (W8) on 210 East 77th Street on September 14, 2022.
