Leon Nektalov files plans for 19-unit project in Sheepshead Bay

Leon Nektalov through the entity 2761 Homecrest LLC submitted a new building construction project for a 19-unit, 18,609 square-foot residential (R-2) building at 2765 Homecrest Avenue in Sheepshead Bay, Brooklyn. The plan was filed on October 3, 2022. It calls for the construction of a 55-foot-tall, six-story building and was filed with the New York City Department of Buildings under job number B08000518. The project is described in the filing as: new building application for a proposed six-story mixed-used building.

The entity that owns the building is at the address of Leon Diamonds at 74 West 47th Street, which is owned by Leon Nektalov.

The 2769 Homecrest Avenue parcel has frontage of 128 feet with a total lot size of 5,819 square feet. The lot is irregular. The zoning is R6 which allows for up to 2.43 times floor area ratio (FAR) for residential.

According to city public data, the property has not received any significant violations in the last year.
