PincusCo data bite: 1-2-3 family development by the numbers

PincusCo is taking a deep dive into 1-2-3 family development in NYC in 2021. So far there have been plans filed for a 562 1-2-3 family developments, totaling 984 dwelling units.

PincusCo looked at all residential new building plans (R-2 and R-3) filed this year which called for the construction of between one and three residential units.

306 of the plans called for buildings with two dwelling units, 198 called for buildings with one dwelling unit, and 58 called for buildings with three dwelling units.

Woodrow was the most active neighborhood for 1-2-3 family development, as plans have been filed for the construction of 25 1-2-3 family homes with a combined 47 dwelling units. Flushing was the second most active neighborhood, with 20 plans and a total of 37 dwelling units.

Uyen Tang has filed the most expensive plans, in terms of estimated job cost, at $2,517,750. The plans called for the construction of a 31-foot all, two-story, 10,071-square-foot residential building with one dwelling unit at 28-43 216th Street in Bayside, Queens. The property was last purchased for $1.4 million in 2020.

In total, 19 projects had estimated job costs of $1 million or greater. The two most expensive plans were both for developments in Queens.
