Pilot Real Estate Group files plans for 24-unit mixed-use building in Gowanus, days after CPC signs off on neighborhood’s controversial rezoning plan

Pilot Real Estate Group, on September 24, filed a permit application for construction of a 24-unit, 68,999-square-foot building at 450 Union Street in Gowanus, Brooklyn. Rob Rieger, principal at Pilot, filed the plans.

The neighborhood rarely experiences new development, as reported in an analysis of new building plans in the neighborhood by PincusCo in July.

These are the largest new building plans filed in the neighborhood so far this year, and only the second overall. Since the start of 2019, there have only been plans for the construction of one new building with more dwelling units.

With that being said, Gowanus could soon see a flurry of new developments and the construction of over 8,000 dwelling units, if a plan to rezone 82 blocks of the neighborhood continues to move forward. Just days before the new building plans were filed, the City Planning Commission approved the proposal, which will head to the City Council next.

Several other developers have filed demolition plans in the neighborhood recently, perhaps preparing for new developments in the coming months. On August 11, Matthew Schwartz’s Domain Companies filed a permit application for the demolition of a 41,050-square-foot building at 545 Sackett Street in the neighborhood. The month earlier, on July 28, Quinlan Development Group filed a permit application for the demolition of a building at 374 4th Avenue in Gowanus. Both of the plans fall within the section of the neighborhood which could be rezoned.

These new building plans call for the construction of a 100-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number B00591118. The development site spans one tax lot.

The project is described in the filing as: accepted into Hub during consultation on 9/14/21, new 8-story mixed use building.

According to the plans, the ground floor of the building will have multiple retail spaces and a residential and commercial lobby. The second floor will have more retail space. Floors three through eight will each have four dwelling units per floor, the third floor units will each have a private terrace and the floor will also have a public terrace. The roof will also have a terrace.

The architect listed is BKSK Architects.

The property was acquired for $12.3 million on September 9, 2014.
