Joseph Nabavi files plans for 26-unit mixed-use building in Chelsea
Joseph Nabavi, on September 24, filed a permit application for construction of a 26-unit, 35,679-square-foot mixed-use building at 246 West 18th Street in Chelsea, Manhattan.
While the zoning information in the plans indicates the building will have 26 units, the scope of work says the building will have 33 dwelling units.
These are the fourth new building plans filed in the neighborhood so far this year. The Jemal family’s JJ Operating, on July 8, filed a permit application for construction of a 190-unit, 132,694-square-foot residential building at 278 8th Avenue, which are the largest plans in the neighborhood so far this year.
The plans call for the construction of a 120-foot-tall, 12-story building and were filed with the New York City Department of Buildings under job number M00502161.
The development site spans two tax lots. 246 West 18th Street is on lot 67, the developer paid $6 million to acquire 244 West 18th Street last November, which is on lot 66.

The project is described in the filing as: new building construction.
According to the plans, the ground floor of the building will have retail stores. The second floor is listed as business services. Floors three through eight will each have four dwelling units per floor, while floors nine, 10, and 12 will each have three dwelling units per floor. The 11th floor is said to be used for apartment houses, but does not provide a unit count.
