BEB Capital files plans for 185-unit mixed-use building, most units planned in Sunset Park in 10 years
BEB Capital, on September 23, filed a permit application for construction of a 185-unit, 144,201-square-foot mixed-use building at 737 4th Avenue in Sunset Park, Brooklyn. Craig Miller, director of acquisitions and asset manager at BEB Capital, filed the plans.
A representative with the development confirmed with PincusCo that BEB Capital is working alongside Brooklyn-based developer Totem to construct the project.
The plans call for the construction of the most dwelling units in Sunset Park in at least the last 10 years, according to an analysis by PincusCo Media.
The project has been planned for years now, which included a highly debated rezoning process, which was ultimately approved by Sunset Park’s Community Board 7 last fall. According to reports at the time, the building was only going to have 135 dwelling units.
Those that opposed the rezoning argued that new developments in the neighborhood should be 100 percent affordable housing. However, City Council, Community Board 7, and Brooklyn Borough President Eric Adams all voiced approval for the project.

The plans call for the construction of a 145-foot-tall, 14-story building and were filed with the New York City Department of Buildings under job number B00580365. The development site spans two tax lots.
The project is described in the filing as: affordable housing; accepted into hub during consultation on 4/7/21. New 14-story mixed-use building.
According to the plans, the ground floor of the building will have several retail spaces, a residential lobby, and parking for 56 cars. The second floor will have a fitness room and 16 dwelling units, several of which will have private terraces. The third floor will have 18 dwelling units and a fitness room. Floors four through six will each have 20 dwelling units per floor. The seventh floor will have 12 dwelling units, several private terraces, and recreation spaces. The eighth floor will have 13 dwelling units, two of which have terraces. Floors nine through 11 will each have 12 dwelling units per floor, several of which have terraces. Floors 12 through 14 will each have 10 dwelling units per floor, one of the 12th floor units will have a private terrace. The roof will have recreation space.

The property was acquired for $7.2 million on December 11, 2018.
