Permit for 66-unit mixed-use building at site owned by Joel Schwartz in Ocean Hill

On May 5, a permit was given for construction of a 66-unit, 63,644-square-foot mixed-use building at 1884 Broadway in Ocean Hill, Brooklyn.

Both new building and foundation permits were issued.

The plans were filed by Yisroel Greenfeld through the company Broadway 1884 LLC. It is the same LLC which Joel Schwartz used to purchase the property, along with three other parcels, for $8 million in February of last year.

Schwartz signed an acquisition loan agreement with Tony Yaghouby’s Tideway Capital Group valued at $12.7 million to facilitate the purchase.

The plans, pre-filed on October 8, 2019, call for the construction of a 70-foot tall, seven-story mixed-use building.

The project is described in the filings as: proposed seven-story mixed-use development.

According to the plans, the ground floor of the building will have retail space, a lobby, and philanthropic offices. The second floor will have additional philanthropic offices, 11 dwelling units, and outdoor recreation space. The third floor will have seven dwelling units and balconies, and floors four and five will each have 14 dwelling units per floor and balconies. The sixth floor will have 13 dwelling units, recreation space, and balconies, and the seventh floor will have seven dwelling units, a recreation room, and balconies. The cellar will have 33 parking spaces and laundry.

Jeffrey Kamen is listed as the architect of record.

An estimated completion date has not been announced.
