$20M condo plan submitted in Midwood
Michael Mishal, through the company 1406 Ocean Parkway LLC, submitted a condominium plan for seven residential units at 1406 Ocean Parkway in Midwood, Brooklyn.
The condo plan, CD210133, has a sellout price of $19.9 million with the New York State Attorney General. Michael Mishal is listed as the principal of the sponsor.
In April of 2018, Jacob Azrad through 1406 Ocean Parkway LLC, filed new building plans with the New York City Department of Buildings calling for the construction of a 70-foot tall, seven-story, 15,580-square-foot residential building with seven dwelling units at the property.
The plans were permitted in April of 2019, but have not received a TCO yet, although the developer has filed to get the TCO.
Per the DOB plans, the ground floor of the building will have five parking spaces and the lower half of a duplex unit. The second floor will have a recreation room, one dwelling unit with a private terrace, and the upper half of a duplex unit. Floors three and four will each have one dwelling unit per floor, the fifth floor will have two dwelling units and a private terrace, and floors six and seven will each have one half of a duplex unit.
Bricolage Design Associates was the architect for the project.
The developer purchased the property for $3,250,000 in 2018, according to city records.
