$23M condo plan submitted at Kensington dev site with NB plans from 2005

733 Development LLC submitted a condominium plan for 30 residential units at 733 Ocean Parkway in Kensington, Brooklyn.

The condo plan, CD210132, has a sellout price of $22.8 million with the New York State Attorney General. Boris Tansky and Eric Fridman is listed as the principal of the sponsor.

According to city records, the developers purchased the site for $6 million in 2018.

In July of 2005, a prior developer filed new building plans with the New York City Department of Buildings calling for the construction of an 80-foot tall, eight-story, 29,880-square-foot residential building with 28 dwelling units at the property.

According to subsequent plans, the building will now be nine-stories and have 30 dwelling units.

The plans were originally permitted in 2005, but have not received a TCO yet.

According to the most recent DOB plans, the ground floor of the building will have a residential lobby and recreation space. Floors two and three will each have four dwelling units, the fourth floor will have three dwelling units, floors five through seven will each have four dwelling units per floor, and floors eight and nine will each have three dwelling units per floor. The seventh floor will have outdoor terraces. The roof will have outdoor recreation space.

Bricolage Design Associates was the architect for the project.

The developer purchased the property for $3,250,000 in 2018, according to city records.
