PEBB Capital, TriArch issued TCO for 80-unit student residence for Columbia University

PEBB Capital and TriArch Real Estate Group, on August 28, were issued a temporary certificate of occupancy for construction of an 80-unit, 54,314-square-foot student residence for Columbia University at 415 West 120th Street in Morningside Heights.

The plans, pre-filed on May 16, 2018, call for the construction of a 129-foot tall, 14-story residential building. The time from pre-file to TCO was two years and three months.

The project is described in the filings as: construction of a new 14-story residential, cast-in-place concrete building.

The plans show that the building has a fitness center, library, laundry facilities, and multiple recreation spaces. Dwelling units span floors one through 14.

The joint venture acquired the property for $20.3 million on February 20, 2018. The purchase included the lot and an existing five-story dormitory which has since been demolished. Reports indicated the purchase from The Jewish Theological Seminary also included 262,000-square-feet of air rights over the school’s campus to finance modernization of their Morningside Heights campus.
