Park Tower Group files plans for 378-unit high-rise, part of Greenpoint Landing master plan
Park Tower Group, on October 26, filed a permit application for construction of a 378-unit, 365,651-square-foot mixed-use building at 16 Dupont Street in Greenpoint, Brooklyn. Guy Morton, vice president of construction at Park Tower Group, filed the plans.
The project is part of Greenpoint Landing, a 22-acre development site that stretches for roughly half of a mile along Brooklyn’s waterfront.
Park Tower Group is developing a total of 2,000 units across four development sites at Greenpoint Landing. The project is part of a joint venture with Brookfield Properties.
The developer was recently given a permit for construction of a 374-unit, 318,639-square-foot mixed-use building at 35 Commercial Street in Greenpoint, also part of the larger development site.
There have only been plans filed for the construction of one building with more dwelling units in the neighborhood so far this year.
The plans call for the construction of a 400-foot-tall, 40-story building and were filed with the New York City Department of Buildings under job number B00604543. The development site spans five tax lots.
The project is described in the filing as: high-rise new building to be filed at hub. New 40-story building.
Per the plans, the ground floor of the building will have parking space, retail stores, and residential space. The second floor will have additional parking space. The third floor will have residential space. Floors four through 23 will each have 11 dwelling units per floor, floors 24 through 36 will each have 10 dwelling units per floor, floors 37 and 38 will each have eight dwelling units, the39th floor will have seven dwelling units, and the 40th floor will have five dwelling units. The cellar will also have parking space.

The property was acquired for $22.9 million on June 24, 2021.
