Naftali Group files plans for 127-unit mixed-use building in Williamsburg, third NB plans at the site this year

Miki Naftali’s Naftali Group, on October 26, filed a permit application for construction of a 127-unit, 107,662-square-foot mixed-use building at 470 Kent Avenue in Williamsburg, Brooklyn. Michael Witek, executive vice president of construction at Naftali Group, filed the plans.

Back in January, the developer filed plans for the construction of a 249-unit, 263,374-square-foot mixed-use building at 490 Kent Avenue and a 182-unit, 223,042-square-foot mixed-use building at 480 Kent Avenue.

According to a 2015 report from Yimby, a rezoning at the site from 2011 would allow for the construction of three towers totaling 800 residential units, 30% of which would be affordable. The site also has 500,000-square-feet of residential air rights.

Naftali is now responsible for the construction of three of the four largest buildings, in terms of residential units, in Williamsburg this year.

The plans call for the construction of a 183-foot-tall, 16-story building and were filed with the New York City Department of Buildings under job number B00608389. The development site spans two tax lots.

The project is described in the filing as: herewith filing 16 story new building.

Per the plans, the ground floor of the building will have a lobby, gym, basketball court, and four retail stores. Floors two through five will each have 14 dwelling units per floor, with private terraces on the second floor. The sixth floor will have seven dwelling units with private terraces, floors seven through 10 will each have nine dwelling units per floor, and floors 11 through 14 will each have seven dwelling units per floor. The 11th floor will have terraces. The 15th floor will have a lounge and terraces. The cellar will have parking and a pet grooming room.

The architect listed is Hill West Architects.

The property was acquired for $51.2 million on May 27, 2020.
