38 resi expansion projects filed with more than 600 units in the last 12 months

In the previous 12 months there have been at least 38 residential expansion plans filed in New York City which called for the net increase of at least 10 additional dwelling units. In total, those projects called for the addition of over 600 units.
The projects were overwhelmingly filed in the Bronx, with 32 of the plans filed in the borough. There were two plans filed in both Manhattan and Brooklyn, and one plan was filed in Queens. The largest Manhattan project was filed by Andrew Impagliazzo to increase a two-unit building to 15 units at 323 East 58th Street.
Mendy Tessler was behind six of the plans filed, the most of any developer. Yaakov Lefkowitz of Lefko Capital Group was behind the second most plans, with four filed.
Top Five Filings by Number of Proposed Units
The analysis looked at the “ALT-CO – New Building with Existing Elements to Remain” and “Alteration CO” projects that called for the greatest increase of residential dwelling units to existing residential buildings in the previous 12 months.
Last Monday, PincusCo took a look at some of the most significant plans from Vanbarton Group, Hawkins Way Capital, Madison Realty Capital, and others in the previous 12 months which aimed to convert non-residential buildings to residential use.
The largest residential expansion was filed just last week by Wei Wang through the company Dyker and Brooklyn NY Inc. The plans called for a project to enlarge a two-unit building to a 53-unit building at 5712 7th Avenue in Sunset Park, Brooklyn. The project will increase the size of the building from 12,793 square feet to 76,711 square feet.
The second largest expansion was filed by Song Dong on December 17 of 2021. The project, job number Q00636152, called for a vertical and horizontal enlargement of a residential building at 89-10 150th Street in Jamaica, Queens. The plans aimed to increase the size of the building from two stories and two units to eight stories and 31 units. The new building will be 23,650-square-feet.
The third largest expansion was filed by Joseph Safdie on May 25 of last year. The permit application called for a two-story expansion of a residential building at 1670 Townsend Avenue in Tremont, the Bronx.The plans called for the increase in size of the building from a 28-foot tall, two-story building with two dwelling units to a 52-foot tall, four-story building with 26 dwelling units. The plans were filed with the New York City Department of Buildings under number X00527768.
The fourth largest plans were filed by Mendy Tessler on May 21 of last year. The plans called for the increase in size of a 35-foot tall, four-story, residential building with seven dwelling units to a 45-foot tall, seven-story, residential building with 30 dwelling units. They were filed with the New York City Department of Buildings under job number X00526416.
The fifth largest plans were filed by Herman Jakob on November 25, 2021. The plans called for the increase in size of the building from a 27-foot tall, two-story building with two dwelling units to a 57-foot tall, four-story building with 25 dwelling units. They were filed with the New York City Department of Buildings under job number X00635785.
