Banda, Nahman submit 72-unit condo plan in Park Slope
Joseph Banda and Eli Nahman filed a condominium plan for a development with 72 residential units and one commercial unit was submitted at 262 9th Street in Park Slope, Brooklyn.
The condo plan, CD210109, does not have a sellout price listed with the New York State Attorney General. Joseph Banda and Eli Nahman are listed as the principals of the sponsor.
Banda acquired the property, along with the adjacent building at 441 4th Avenue, for $15.5 million in the summer of 2018.
In August of 2018, Banda filed new building plans that align with the condo plans, with the New York City Department of Buildings calling for the construction of a 124-foot tall, 11-story, 58,002-square-foot residential building with 72 dwelling units at the property.
Per the plans, the ground floor of the building will have commercial space, community facility space, and a residential lobby. The second floor will have six dwelling units, a recreation room, and a billiards lounge. Floors three through six will each have 10 dwelling units per floor, floors seven and eight will each have six dwelling units per floor, floors nine and 10 will each have five dwelling units per floor, while the 11th floor will have four dwelling units.
The plans have been permitted and the developer has filed for an initial TCO but it has not been issued yet.
Li Architect Associate PLLC is listed as the architect.
The trustees of a securitized $21.33 million loan given to Joseph Banda and Cheskie Weisz in 2018, for their 44-unit rental project at 35 Claver Place in Bedford-Stuyvesant, Brooklyn, recently filed to foreclose.
The development will replace the Barbara Blum Residence, a shelter for teens which was operated by nonprofit Good Shepherd Services.
