Office rehab roundup: Tishman Speyer files $5.2M plans at The Spiral, Brookfield files $3.6M plans

Tishman Speyer, on October 7, filed a permit application for a $5.2 million build out of several floors of its under-construction office building, known as The Spiral, at 66 Hudson Boulevard in Hudson Yards. In total, the development will cost around $3.7 billion to complete.

The plans call for a rehab of floors seven through 20 of the 1,041-foot tall, 66-story, building.

The project is described in the filings as: hereby filing the interior build-out of core restrooms, single-occupant restrooms and janitor closet outside of core space. No change of use, egress or occupancy as shown on drawings filed herewith. The initial cost as reported in the DOB filing for the work described in this permit application is $5,220,000.

Construction of the massive tower, designed by Bjarke Ingels, ascended past the halfway mark last month.

In 2018, the developer signed a leased with Pfizer, a biopharmaceutical company, totaling 800,000-square-feet of space in the building, securing it as the tower’s anchor tenant.

Brookfield Properties, on October 7, filed a permit application for a $3.6 million rehab of the Grace Building at 1114 Sixth Avenue in Grand Central.

The plans call for a rehab of the 591-foot tall, 47-story, building.

The project is described in the filings as: non-structural interior demolition and interior renovation as shown on plans. No change to use, occupancy, or egress. The initial cost as reported in the DOB filing for the work described in this permit application is $3,604,884.
