Office rehab roundup: Paramount, Citi finish projects; Rockefeller, Tishman file

Paramount Group, Inc., on October 30, formally completed a $14 million build-out of two floors, for tenant New Mountain Capital, in Paramount Plaza at 1633 Broadway in Midtown West.

The plans, pre-filed on August 14, 2019, call for a rehab of floors 47 and 48 of the 709-foot tall, 48-story, building.

The project is described in the filings as: interior renovation as per plans filed herewith. No change in use, occupancy or egress. The initial cost as reported in the DOB filing for the work described in this permit application is $13,977,100.00.

New Mountain Capital signed a lease for the top two floors of the building, which span 108,374-square-feet, in 2019. According to reports, the lease brought the 2.5 million square foot office to 100 percent leased.

Spector Group was the architect for the project.

The developer has filed eight A2 plans at the building so far this year.

Citigroup, on October 29, formally completed a $12.9 million multi-floor rehab in their Tribeca headquarters at 388 Greenwich Street.

The plans, pre-filed on August 28, 2018, call for a rehab of 20 though 23 of the 496-foot tall, 39-story, building.

The project is described in the filings as: interior renovation as per plans filed herewith. No change in use, occupancy or egress. The initial cost as reported in the DOB filing for the work described in this permit application is $12,884,881.00.

Gensler was the architect for the project.

In August, the firm completed two external rehab projects totaling $11.2 million at their 2.7 million-square-foot headquarters.

Tishman Speyer, on October 30, filed a permit application for a $9.6 million build-out for tenant AEA Investors at 520 Madison Ave in Plaza District.

The plans call for a build-out of floors 38 through 40 of the 577-foot tall, 43-story, building.

The project is described in the filings as: minor demolition. Installation of new partitions, flooring, suspended ceilings, lighting and finishes as per plans (AEA Investors – buildout phase.) No change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $9,605,000.00.

Rockefeller Group, on October 30, filed a permit application for a $7.5 million rehab of an office building at 1221 Avenue Of The Americas in Times Square.

The plans call for a rehab of the sub-cellars, cellar, 16th floor, and space outside of the 662-foot tall, 51-story, building.

The project is described in the filings as: minor demolition with installation of new floors, wall panels, storefronts and entrances as per plans. No change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $7,492,000.00.
