Commercial rehab roundup: Nuveen, Whole Foods, Boston Properties projects totaling $31.6M
Commercial building owners including Nuveen, Loeb Partners Realty and Boston Properties, advanced three built out or rehabilitation projects with a total value of $31.6 million.
In the largest, Nuveen, the asset management arm of the Teachers Insurance and Annuity Association, on September 18, was given a permit for a $15 million project to reposition and renovate the lobby of their 490,000-square-foot office building at 780 Third Avenue, newly labeled The Gardens, in the Plaza District.
The plans, pre-filed on November 19, 2019, call for work on the sub-cellar, cellar, and ground floor of the 618-foot tall, 48-story, 490,000-square-foot building.
The project is described in the filings as: respectfully requesting to file an alteration type 1 for a lobby repositioning. Renovation of interior lobby, offices, restaurant, and fitness space required to reflect change of use and egress. Obtain amended certificate of occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $15,028,169.
The project will add a meeting hall, conference rooms, and gym to the sub-cellar of the building, according to the plans. Some of the existing office space in the building’s cellar will be converted to conference rooms, a lounge, and an eating and drinking establishment. The lobby renovation includes work on the eating and drinking establishment and will add a lounge to the space.
Nuveen announced earlier this year that they would be pouring $40 million renovating the building, as well as giving it a new name: The Gardens.

George Comfort & Sons, Jamestown, and Loeb Partners Realty, on September 18, filed a permit application for a $9.1 million rehab of commercial space, leased by Whole Foods, at 63 Madison Avenue in Nomad.
The plans call for a rehab of basement and floors one and two of the 219-foot tall, 15-story, building.
The project is described in the filings as: filing for the interior renovation of a commercial space associated with alt 1 (#121188598) as shown on drawings filed herewith. Structural (m00346978-i1), mechanical (m00346980-i1), plumbing (m00346982-i1), pa (m00347424-i1) and fire alarm to be filed through dob now and FDNY, respectively. No change in use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $9,100,000.
The plans are filed in conjunction with $11,861,000 plans, pre-filed in June of 2018, which called for retail space to be added to the first and second floor of the building.
Whole Foods signed a lease for 60,000-square-feet in the building late last summer.

Boston Properties, on September 17, formally completed a $7.5 million rehab of two floors of a building at 399 Park Avenue in Plaza District.
The plans, pre-filed on September 13, 2018, call for a rehab of floors 25 and 26 of the 482-foot tall, 40-story, building.
The project is described in the filings as: interior renovation as per plans filed herewith. No change in use, occupancy or egress. The initial cost as reported in the DOB filing for the work described in this permit application is $7,460,000.
The developer recently filed a permit application for a $9.6 million rehab of two floors at 599 Lexington Avenue in the Plaza District.
