Sun Equity receives TCO for retail building that will house a Target in Elmhurst
Sun Equity Partners, on September 17, was issued a temporary certificate of occupancy for construction of a 46,858-square-foot retail building at 40-25 82nd Street in Elmhurst, Queens. Target signed a lease in 2017 to occupy 23,580 square feet in a portion of the building once it was completed.
The property was acquired for $27 million on September 20, 2016, and is a block north of Elmhurst Hospital.
The plans, pre-filed on May 19, 2017, call for the construction of a 35-foot tall, 2-story retail building. The time from pre-file to TCO was three years and four months.
The project is described in the filings as: herewith filed new two-story with cellar and sub-cellar.
The cellar of the building will be occupied by a retail establishment, according to the plans. The ground floor will have four eating and drinking establishments, retail space, office space, and an ambulatory diagnostic treatment or health care facility. The second floor will also be occupied by an ambulatory diagnostic treatment or health care facility. The building will have 124 parking spaces at the sub-cellar level.
Reports stated that Target would occupy the new retail building. In 2019, the city Board of Standards and Appeals ruled the cellar space the store will use shouldn’t count towards size restrictions.
