Office rehab roundup: Citigroup, Boston Properties, Brookfield
Citigroup, on October 5, formally completed a $9.1 million rehabilitation of the basement, roof, and one floor at 390 Greenwich Street in Tribeca. The building is the smaller of the two-tower campus at 388-390 Greenwich Street where Citigroup is headquartered.
The plans, pre-filed on October 8, 2015, call for a rehab of the basement, roof, and ninth floor of the 110-foot tall, nine-story, building.
The project is described in the filings as: replacement of chillers and installation of storage tanks as per plans filed herewith. no change in use, occupancy or egress under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $9,068,000.
Jaros, Baum & Bolles was the architecture firm behind the project.
On August 25, Citigroup completed two external rehab projects totaling $11.2 million at the larger of the two buildings.
In 2007, the financial services corporation sold the complex to a joint venture between SL Green Realty and Ivanhoe Cambridge for nearly $1.6 billion. As part of the sale, Citigroup continued to occupy the building with a lease renewal that included a $2 billion buyback option, which they exercised in 2016.

Boston Properties, on October 5, was given a permit for a $18.9 project to increase office space and add eating areas to their 816,702-square-foot office building at 599 Lexington Avenue in Plaza District.
The plans, pre-filed in May, call for work on floors two and three of the 649-foot tall, 47-story building.
The project is described in the filings as: general construction including the change of use on floors two and three as per plans filed herewith. The initial cost as reported in the DOB filing for the work described in this permit application is $18,900,000.
The architect for the project will be Perkins and Will.
The project will increase the office space on the second floor, including the addition of a meeting room, while also creating a kitchen on the floor, per the new Schedule A. The third floor’s office space will also expand. Additionally, the third floor will get a kitchen and new cafeteria.
Boston Properties recently filed plans for a $9.6 million rehab of floors four and five of the building.

On the same day, Boston Properties formally completed a $2.9 million single-floor rehab of office space at 399 Park Avenue in Plaza District.
The plans, pre-filed on June 28, 2019, call for a rehab of the 24th floor of the 482-foot tall, 43-story, building.
The project is described in the filings as: removal and installation of interior non bearing partitions and related finishes as per plans filed herewith. no change in use, egress or occupancy under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $2,893,173.
The Switzer Group was the project’s architect.

Brookfield Properties, on October 5, formally completed a $2.9 single-floor build-out at the office building 1 Manhattan West at 400 West 33rd Street in Hudson Yards.
The plans, pre-filed on December 27, 2019, call for a rehab of the 52nd floor of the 998-foot tall, 69-story, building.
The project is described in the filings as: interior renovation to include construction of new partitions and finishes as shown on plans. No change in use, egress or occupancy under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $2,931,230.
Marmol Radziner was the architect for the rehab.
