Office rehab roundup: BXP, William Gottlieb and Aurora Capital, SL Green

Boston Properties, on October 15, was given a permit for a $11.3 million rehabilitation of several floors of an office building at 601 Lexington Avenue in Plaza District.

The plans, pre-filed on September 19, 2019, call for a rehab of the cellar, roof, and floors one through seven of the 810-foot tall, 59-story, building.

The project is described in the filings as: removal and installation of interior non-bearing partitions and related finishes as per plans filed herewith. No change in use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $11,254,152.

Ballinger was the architecture firm listed.

The building, formerly known as the Citicorp Center, was designated a NYC landmark in 2016.

The developer has filed eight A2 plans at the building this year.

William Gottlieb Real Estate and Aurora Capital Associates, on October 15, formally completed a $4 million build-out of the cellar and two floors of commercial space in an office building, known as Solar Carve, at 40 Tenth Avenue in the West Village.

The plans, pre-filed on November 15, 2018, call for work in the cellar and floors one and two of the 190-foot tall, 12-story, building.

The project is described in the filings as: renovation of commercial space on the cellar, first and second floors. Architectural work type. No change in use, occupancy or egress. The initial cost as reported in the DOB filing for the work described in this permit application is $4,020,780.

The joint venture filed plans for the 117,657-square-foot building in October of 2015. The building received its initial TCO in March of 2019 and construction wrapped up the following August. Studio Gang designed the building.

SL Green Realty, on October 15, formally completed a $3.9 million build-out of one floor of an office building at 100 Park Avenue in Grand Central. The building was acquired in 2000 by a joint venture between SL Green Realty and Prudential Real Estate Investors for $192 million.

The plans, pre-filed on February 5, call for a build-out of the 15th floor of the 443-foot tall, 36-story, building.

The project is described in the filings as: interior renovations for office space build-out on the 15th floor as per plans filed here with. No change in egress, use or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $3,870,000.
