TCO issued for 115-units of supportive housing in Morrisania

The nonprofit the Bridge, on October 16, was issued a temporary certificate of occupancy for construction of a 115-unit, 73,912-square-foot residential building at 3500 Park Avenue in Morrisania.

The plans, pre-filed on August 3, 2017, call for the construction of a 75-foot tall, seven-story residential building. The time from pre-file to TCO was three years and two months.

The project is described in the filings as: herewith filing new community facility building with sleeping accommodations.

The ground floor of the building has a lobby, library, office, laundry, storage, and a dwelling unit for the building’s superintendent, per the plans. Floors two through seven each have 19 dwelling units per floor.

The mental health and housing nonprofit developer set aside 69 of the units for supportive housing. The units will go to homeless disabled veterans, homeless disabled seniors and chronically homeless people with mental illnesses, according to reports.

The new building, which cost $48 million to construct, occupies property which the developer acquired for $3.2 million on August 17, 2016.
