Office rehab roundup: Brookfield, Columbia, Deerfield
Brookfield Properties, on December 7, filed a permit application for a $3 million rehabilitation of one floor of an office building at 1100 Avenue of the Americas in Grand Central.
The entire 386,000-square-foot building was leased by Bank of America in 2017.
The plans call for a rehab of the 15th floor, along with the penthouse and roof of the 150-foot tall, 15-story building.
The project is described in the filings as: removal and installation of interior nonbearing partitions as per plans filed herewith. No change in use, egress or occupancy under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $3,007,438.
Brookfield Properties in partnership with Swig Company, purchased the longterm leasehold on the building in 2017. It has been reported that the developers are planning a “top-to-bottom redesign” of the building.
Last month Brookfield filed five permit applications for $36.6 million worth of rehabs to several floors of the building.

Columbia Property Trust, on December 7, was given a permit for a $2.5 million external rehab spanning several floors of an office building at 216 West 44th Street in Times Square.
Kushner Companies owns the retail portion of the building.
The plans, pre-filed on March 18, 2020, call for a rehab of of the facade spanning floors one through 16 and the roof of the 219-foot tall, 16-story building.
The project is described in the filings as: general construction modifications relating to facade repair taking place on floors one through 16 and roof. No change in use, egress, or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $2,500,000.

Deerfield Management Company, on December 7, filed two permit applications totaling $3.6 million for a tenant fit-outs of an office building at 345 Park Avenue South in Flatiron.
The plans, pre-filed on December 7, 2020, call for a fit-out of floors two and three of the 147-foot tall, 12-story building.
The first project is described in the filings as: herewith filing for hoteling tenant fit out as per plans. No change to use, egress or occupancy under this plan. The initial cost as reported in the DOB filing for the work described in this permit application is $2,100,020.
The property was acquired for $344.5 million on September 5, 2019.
