LCOR files plans for 139-unit mixed-use building in Coney Island

LCOR, on December 3, filed a permit application for construction of a 139-unit, 107,517-square-foot mixed-use building at 2919 West 16th Street in Coney Island. The plans were filed one day after the developer filed plans calling for a 322-unit, 221,926-square-foot mixed-use building at 1515 Surf Avenue in Coney Island.

STUDIO V Architecture is designing both buildings, which will occupy a parking lot used by the 100-year-old famous Italian Gargiulo’s Restaurant. LCOR signed a 99-year ground lease for the lot last winter.

The plans call for the construction of a 165-foot tall, 16-story mixed-use building.

The project is described in the filings as: a new 16-story mixed-use building with voluntary inclusionary supportive housing units.

The basement of the building will have retail space and a residential lobby, per the plans. The ground floor will have additional retail space, a lounge, and playroom. The second floor will have nine dwelling units, floors three through six will each have 15 dwelling units, and floors seven through 16 will each have seven dwelling units per floor. The roof will have a recreation space.

An estimated completion date has not been announced.
