52-unit mixed-use Phipps Houses project permitted in Morrisania
NYC Department of Housing Preservation and Development, on December 4, was given a permit for construction of a 52-unit, 45,578-square-foot mixed-use building at 740 Brook Avenue in Morrisania. Phipps Houses is the developer of the project.
The plans, pre-filed on December 19, 2018, call for the construction of a 87-foot tall, nine-story mixed-use building.
The project is described in the filings as: construct new nine-story mixed-use building as per plans filed.
Per the plans, the ground floor will have a residential lobby, recreation rooms, laundry, staff room, fitness room, one dwelling unit, and a non-profit institution Floors two through four will each have seven dwelling units per floor, while floors five through nine will each have six dwelling units per floor.
Williams Stein of Dattner Architect is listed as the architect.
No demolition plans have been filed yet.
Reports around the time of filing said an estimated completion date had not been announced.
