NYC Department of Housing Preservation and Development, on March 11, filed a permit application for construction of a 138-unit, 115,181-square-foot residential building at 35-01 Beach Channel Drive in Queens.

The plans call for the construction of a 83-foot tall, 8-story, residential building.

The project is described in the filings as: a new 8 story mixed-use building with 20pct of airs (affordable independent residences for seniors) units.

According to YIMBY, Bernheimer Architecture will be used as the architect. Additionally, they stated that 5,173 square feet of the proposed building will be set aside for commercial space.

The NYC Department of Housing Preservation and Development has been busy in recent months, pairing with a slew of developers on the construction of a 14-story residential tower at 800 Flatbush Ave, which was completed in February.
